First, tell us about your participation in the 31st Janadriyah Festival?
By the grace of God, Dawawin Real Estate was able to participate in this festival and is considered the sole representative of the real estate sector. This stems from its firm belief in providing its services to the general public in all national and economic forums.
What motivated you to participate in the festival?
Our marketing policy relies heavily on delivering our services and offers to citizens, clients, and the public where they are, so our participation was a success—praise be to God – to showcase the Al-Badr residential project, which was very well received by visitors to Janadriyah. The festival provided us with a great opportunity to meet our broad audience, understand their preferences and desires, and identify the specifications that meet their aspirations, not to mention the sense of national pride in participating in a festival that reflects our national heritage and our authentic Islamic and Arab values and traditions.
High demand for our products
Based on your interactions with the public, how do you view their housing needs?
The public’s preferences vary according to personal tastes and family size; there are young people just starting out who want a small apartment, and there are middle-aged people who want a villa that can accommodate their children in the future, and preferences vary depending on housing needs.
However, in terms of our products, residential units in the 500,000 riyal range are the most in demand and have satisfied a great many people.
The Badr Residential Project
Can the Al-Badr Residential Project meet all the public’s expectations?
The Badr Residential Project is a multi-product project, featuring townhouses, duplexes, and detached homes, with a focus on the "Taawon House"—a new product on the market that offers affordable prices, meets family needs, and includes green spaces, with a total area of 250 square meters.
Through your participation in the festival, have reservations been made, or have you limited yourselves to monitoring demand?
Yes, as of today (Monday, February 13), reservations have exceeded 700, and there are online reservations that have not yet been tallied.
Tell us about the Badr Residential Project?
The project is located entirely in southern Riyadh in the Badr Al-Shifa neighborhood and spans an area of 3 million square meters divided into four blocks, The project contains 5,000 residential villas, and units of various sizes are currently being marketed, as follows:
First: A villa on a 200-square-meter lot:
Prices start at 500,000 riyals, featuring open spaces, a townhouse-style car entrance, and 5 bedrooms.
Second: A villa with a land area of 250 square meters:
Prices start at 640,000 riyals.
Third: A future villa with an area of 350 square meters:
Prices for these start at 850,000 riyals.
When will sales for the project actually begin? And what about delivery?
God willing, sales will begin within the next two months, and delivery is expected within 14 months of signing the contract.
Are there specific payment methods?
There is a high degree of flexibility in payment methods, including installments as per the contract terms, through the Ministry of Housing, or in cash. We accept financing from all banks; we are developers only and do not provide financing ourselves.
Which financial institutions have agreed to finance citizens" purchases of residential units in the project?
There are a number of banks and other financing entities with which agreements have been reached to finance purchases, such as Arab Bank, Riyad Bank, and Bedaya Company, as well as the Ministry of Housing, represented by off-plan sales, and its support will be provided by referring eligible individuals on its lists to the project, which is approved by the Ministry.

Do all units meet the Ministry of Housing’s requirements?
Yes, from the start of the project, we involved the Ministry in our work regarding floor plans and the Saudi Building Code, so all units comply with the Ministry’s requirements.
Are there services and infrastructure for the project?
Yes, there are health facilities, schools, and mosques, as well as infrastructure such as street lighting, sidewalks, roads, electricity, and water lines, and telecommunications. We have 47% of service area, and 300,000 square meters of space is allocated for commercial services such as markets, malls, and centers serving the neighborhood.
When will sales for the villa project begin?
After a decision or meeting of the Board of Directors and the completion of permits, but we expect, God willing, after the month of Ramadan.
How long will the project take?
Three and a half years, starting at the end of this February.
Are the designs you are presenting final for prospective buyers?
We are flexible in accepting design modifications from now until the off-plan sales phase, in coordination with the company’s consultants and engineers. Generally, we have various models that meet most of the needs of Saudi families.
The financing hurdle
What difficulties did you face in implementing the project?
Real estate financing is one of the biggest obstacles standing in the way of real estate development, and we find reluctance on the part of banks—which are the biggest drivers of development— and investor apprehension On the other hand, we see understanding and optimism from the Ministry of Housing regarding the issuance of permits through the "Itmam" committee, which has excellent organization and a suitable timeline, and is promising for real estate developers.
How do you view or assess the residential real estate market?
First: People’s mindset has begun to shift toward reducing home management and operating costs, especially after the increase in energy fees, and citizens have become more aware of choosing residential units that suit them. Second, citizens are now asking about construction techniques, how they work, and their quality, as well as modern technologies that offer cost savings and speed. and we currently work using traditional techniques and we have no objection to collaborating with contractors and factories that build precast structures.
Participation in Events
How do you assess your current participation in the Janadriyah Festival?
It is excellent, and we expect success despite the weather conditions and fluctuations. We plan to continue participating in all events, and we are participating in Riyadh because of its proximity to the project.
Do you have any upcoming exhibitions?
Yes, we will participate in all Riyadh real estate exhibitions and will present the three designs as models to provide a clearer picture for prospective homebuyers.
