Sources have revealed that houses and apartments sold on an installment plan will fall under the purview of the “Ijar” system in the future, The sources noted that a start date for this phase has not yet been determined, adding that the "Ijar" system will not include buildings located within residential complexes designated for rental in its initial phase.

Regarding the leasing of buildings to government entities, the sources said that the "Ijar" program will rely on the lease agreement template approved by the Ministry of Finance.

They clarified that the standards and requirements specific to the Civil Defense and relevant authorities will be among the criteria applied to buildings permitted to be included in the “Ijar” system.

The “Ijar” system governs the relationship between the landlord and the tenant by formalizing the lease agreement, and it connects real estate offices in the Kingdom to a dedicated technical network that displays tenant information and their credit history regarding rent payments and defaults, as well as payment schedules, whether monthly, semi-annual, or annual.

Through its online platform, “Ejar” provides a standardized, notarized contract agreed upon by the landlord and tenant to facilitate the conclusion and notarization of the contract. Its wording can be updated to ensure that the model electronic contract is enforceable in court.
