Well-informed sources told the newspaper «Amlak» that the Ministry of Housing, represented by the «Ijar,» has approved 2.5% of the contract value as a one-time fee payable by the tenant to the real estate broker, and an amount of 250 riyals to be paid annually by the property owner to the Ministry of Housing in exchange for services provided if the property is residential, and 400 riyals if the unit is commercial, The sources noted that the contract is either renewed annually or renews itself automatically.

Regarding the mechanism for collecting the Ministry’s fees, the source explained that the amount in question is primarily the property owner’s responsibility and will be collected with each annual contract by the real estate broker, to be deducted directly from the owner’s account via the Ministry of Housing’s «Ijar» program; the broker is responsible for collecting it from the owner as agreed, The «Ijar» program allows landlords to choose the appropriate licensed real estate broker to manage their properties based on options available online, such as city and neighborhood.

«Amlak» has learned that the electronic lease is binding on both the tenant and the landlord, and services for the property will be suspended if its units are not registered on the Ministry of Housing’s «Ejar» website, which is linked to the Ministry of Interior’s «Absher.» During this period, the service will be free of charge; thereafter, the owner will be required to pay 250 riyals for residential units or 400 riyals for commercial units per rental unit.

Sources at «Amlak» explained that an account will be automatically created for both the landlord and the tenant after the contract is registered electronically, allowing them to log in and view the contract details and payment status.
