The “Ejar” program revealed an increase in the number of commercial leases registered on the electronic rental services network, with the total exceeding 600,000 leases by the end of May 2022, while the number of contracts registered during the months of May and April exceeded 60,000, at a rate of more than 30,000 commercial lease contracts per month.
17% of total contracts are commercial
The program indicated that commercial leases account for more than 17% of the total documented leases, both residential and commercial, noting that these figures resulted from the services and benefits the program provides to network beneficiaries, as well as the commercial lease’s alignment with the sector’s requirements.
Features of the Commercial Lease
The commercial lease agreement is characterized by its flexibility in several aspects, as the contracting parties can use either the standardized commercial contract or the non-standardized commercial contract, and document them online. Additionally, they offer flexibility in distributing and exchanging obligations between the parties, utilizing conditional contract provisions, granting greater rights to the tenant, retroactively registering commercial lease agreements, calculating value-added tax, recording utility fees for water, electricity, gas, and others, flexible payment terms, diverse payment methods, and the variety of properties covered by the commercial contract (shopping centers, stores, kiosks, warehouses), among others.
Entities Integrated with “Ejar”
The electronic network for rental services offers numerous features for rental services in the commercial sector, foremost among which is digital integration with entities in the public and private sectors, such as the Ministry of Justice, the Ministry of Human Resources and Social Development, the Ministry of Commerce, and the Ministry of Investment, as well as integration with the Baladi platform. Coordination is currently underway to integrate with a number of other relevant entities, and efforts are being made to provide a range of digital solutions that contribute to the sector’s development and enhance confidence in it.
