According to the latest reports on the real estate market in the Eastern Province, the price per square meter of land in the Eastern Province has seen fluctuations since the beginning of the current month of Sha’ban, with the average price per square meter for residential land in the Eastern Province falling by approximately 40% by the end of the first half of the current month of Sha’ban, compared to the index recorded on the first day of Sha’ban. The Ministry of Justice’s real estate index stood at 2,421 riyals per square meter at the beginning of the month, then continued to decline, reaching 1,413 riyals per square meter on the 16th of the month, while the index recorded an average price of 1,408 riyals. The commercial sector experienced fluctuations during the month at roughly the same rate; the index stood at 2,340 riyals per square meter at the beginning of Sha’ban, while on the 16th of the current month, it stood at 1,348 riyals per square meter for commercial land, whereas the index recorded an average price ofcommercial land in the Eastern Province at 1,255 riyals.
The number of transactions in the current month of Sha’ban reached 2,450, including 2,080 residential transactions with a total value exceeding 2.1 billion riyals, and 370 commercial transactions with a total value exceeding 1.2 billion riyals. The transactions were distributed across 2,042 plots of land, of which 1,697 were residential and 345 were commercial, as well as 262 residential apartments, 42 agricultural plots, of which 21 were residential and 21 were commercial; 40 residential showrooms/stores; 32 facilities, including 31 residential facilities and one commercial facility; 28 houses, including 26 residential and two commercial; and 4 villas, including 3 residential and one commercial.
Jubail recorded its first three residential villa transactions since the end of 1434, one of which was valued at 1,380 million riyals at a price of 4,143 riyals per square meter for an area of approximately 333 square meters. The index also recorded another villa transaction in Jubail valued at 1,450 million, at a price of 3,412 riyals per square meter, covering an area of 425 square meters. The third villa was valued at 1,894 million riyals, with a price of 4,459 riyals per square meter and an area of 425 square meters
