The The “Mullaak” program recorded a notable increase in the number of active Mullaak associations during the first quarter of 2023 compared to the same period last year, with the number of active associations exceeding 948, at a monthly rate of more than 300 active associations in 2023.
“Mullaak” emphasized that the development, excellence, and enrichment of its services for beneficiaries in the real estate sector with common areas, as well as its contribution to organizing communal living, are among the most important reasons for beneficiaries“ enthusiasm for
registering their associations. This has been facilitated by streamlining procedures for managing the association’s financial resources and bank account transactions, as well as the ability to contract with service providers and property managers registered on the "Mullaak” platform, and provided communication channels within the online platform for association members to vote on nominations and association resolutions. In addition, one of the most notable services is the ability to use an enforcement order against those who default on their association fee payments.
It should be noted that the system for the ownership, division, and management of real estate units enables owners to establish an association without a specific number of real estate units, provided that there are three or more owners of divided real estate units in a common property, and allows for the enforcement of an executive order against owners who fail to comply with the property manager’s decisions, mandates the disclosure of real estate units upon sale, and clarifies all matters related to the unit—including obligations and handover upon vacating— in addition to the possibility of establishing a tenants’ association, providing beneficiaries with a list of service providers from classified and accredited companies, and other services aimed at continuously driving development in the Mulak program.
