2. The Hidden Third Bedroom: Added Value

Turner points out the importance of looking for homes that can be converted from two bedrooms to three. “This simple modification can immediately add significant value to the property,” says Turner, making it more attractive for rental or resale.

3. Outdated Kitchen: A Simple Renovation with Big Payoffs

Outdated countertops and cabinets aren’t a hindrance, according to Turner—they’re an opportunity to update the property at a low cost. He explains: “1970s kitchen designs can be revitalized with a simple coat of paint and new countertops, making the property look modern and appealing.”

4. Old Roof: A Repair That Will Last for Years

Roof problems may seem costly, but they’re actually one of the repairs with a guaranteed return on investment. Turner says: “Replacing a roof may cost $6,000, but it saves you the worry of leaks for many years, which increases the property’s value.”

5. Clutter from Old Belongings: An Opportunity for Refresh

Turner believes that homes filled with old belongings and junk present an opportunity to negotiate the price. He says: “I pay someone to remove everything, and I end up with a property ready to rent at a much lower price.”
