Executing judgments on real estate under the Saudi system

<According to the Saudi Execution Law and its Executive Regulations, real estate is one of the most prominent objects of the debtor that may be executed, as it is a fixed asset in which value is manifested and in which the interests of multiple parties intersect. This execution can only take place after the statutory procedures that preserve the balance between the creditor's right and the debtor's dignity are fulfilled, and it is proven to the competent judicial authority that the debtor has failed to pay and has failed to fulfill his enforceable financial obligation, through solid legal steps.
First: Declaration, then grace
<Before the walls of the property are touched, the law stipulates that the executive warning must be given, and the debtor must be given a period of time for voluntary fulfillment, and if he refuses, the court takes the seizure procedures in accordance with the stipulated controls. This is the essence of justice, as it does not jump to confiscation but starts with the invitation.

<The executive seizure is registered in the official real estate registry, disposal is prohibited, and the property is evaluated by a specialized authority to ensure a fair sale that does not undervalue the value and does not oppress the parties. Despite the severity of the measures, the regime does not abandon its mercy. The debtor's home, which is inhabited by him and his family, is not sold if it is the only enforceable property, except in specific cases, and after taking into account his situation and circumstances, which confirms that enforcement is not revenge, but reform and regulation of the balance of rights.
<According to the Saudi system, real estate enforcement is not just a legal mechanism, but an exercise of careful justice that considers property as a right and the human being as a priority. When the judgment is enforced, the debtor is not robbed, but the right is restored, confidence in the judiciary is preserved, and the prestige of the system is safeguarded.
Execution is not a legal mechanism. Execution is not an end, but a reworking of justice on a land that was static, and the system moved it with the ink of truth to make it a path to justice for the creditor and to preserve the prestige of the obligation.
