Real Estate Tokenization is one of the modern technical solutions based on blockchain technology, whereby the value of a property—or a portion thereof—is converted into digital tokens representing ownership shares that can be traded on licensed digital platforms, allowing investors to own shares in real estate assets rather than purchasing them in full, thereby helping to reduce investment risks and increase liquidity in the real estate market.
With this practical technology, real estate investment in the Kingdom has taken on a new dimension through an innovation that makes real estate accessible to everyone at the click of a button, especially after the General Real Estate Authority allowed nine technology companies to begin tokenizing real estate into digital shares as part of a pilot phase under the Authority’s supervision through the Regulatory Sandbox. At this stage, these companies are working to test real estate tokenization models and review governance and regulatory protection mechanisms, paving the way for their broader implementation in the Saudi market in the future.
The adoption of «blockchain» to convert real estate assets into digital shares represents a smart solution for breaking down massive real estate holdings into smaller units that inject liquidity by converting the value of the property into tradable digital tokens, thereby enabling small investors to own a share in a commercial tower or residential complex at affordable prices—amounts that previously wouldn’t even have covered brokerage fees. The ingenuity of this move is evident in three key dimensions: first, the financial empowerment of individuals; second, the absolute transparency provided by technology; and third, keeping pace with global developments in financial systems. The presence of companies operating in this field reflects the maturity of the real estate technology (PropTech) ecosystem in the Kingdom and its ability to innovate business models that go beyond tradition.
The success of this model depends on the integration of roles among the regulatory triad: the General Real Estate Authority, the Capital Market Authority, and the Ministry of Justice; to ensure that these digital tokens are backed by solid legal rights that protect investors and guarantee the sector’s sustainability.
