The Ejar network clarified that the transfer of ownership of the property to a new owner does not lead to the cancellation of existing rental contracts, as the new owner can benefit from the service of changing the lessor through an accredited real estate broker, so that all active and electronically registered contracts are automatically transferred, without the need to terminate the existing contract or re-sign it.

The network indicated that this service comes within its continuous efforts to enhance clarity and transparency in the real estate sector, ensuring the continuity of contractual obligations between lessor and lessee, while reducing the traditional procedures associated with updating ownership data. The digital system contributes to maintaining the status of contracts and automatically following them upon ownership transfer, supporting the stability of the rental relationship and preventing any legal ambiguity.
In the context of developing services, Ejar pointed out that the service of requesting the amendment of the rental value when renewing the contract is an organizational addition aimed at raising the level of clarity between the parties to the contractual relationship, by transferring the process of negotiating the rental value to an official and documented electronic platform.
Rental Value Adjustment
The service allows the lessor to submit a request to adjust the rental value - whether by increasing or decreasing - for the next contract period, provided that the request is submitted at least 90 days before the expiration date of the current contract. The tenant will receive an electronic notification through the system that enables them to accept or reject the request. If the tenant agrees, the contract will be automatically renewed at the new agreed value, while rejecting the request will stop the automatic renewal, which is considered a notice of unwillingness to renew the contract. The network confirmed that the application of the service in Riyadh is currently limited to enabling the lessor to submit a request to reduce the rental value only, in compliance with the decision to stop the annual increase in rents, reflecting the platform's compliance with the laws and regulations governing the real estate market.
