The Ejar Network has revealed the mechanism for transferring real estate ownership while maintaining valid contracts, emphasizing that the transfer of ownership to a new owner does not affect the continuity of existing contracts, which remain valid without the need to cancel or re-sign them.

<The network explained that the new owner can benefit from the change of landlord service through an accredited real estate broker, as all active and registered contracts are automatically transferred electronically, ensuring a smooth transition of the contractual relationship between the concerned parties. «Ejar» stressed that this service comes within the framework of enhancing transparency within the Saudi real estate market, while preserving the rights of both the lessor and the tenant, and reducing traditional procedures, as the digital system allows following up the status of contracts continuously upon the transfer of ownership, which supports the stability of the contractual relationship.

Rental Value Adjustment Request Service
In a related context, Al-Shabaka noted the availability of the Rental Value Adjustment Request Service when renewing contracts, which aims to organize the relationship between the lessor and the tenant through a reliable electronic platform. This service allows the lessor to submit a request to increase or decrease the rental value for the next period, provided that the request is submitted 90 days before the end of the contract. The tenant is notified via the electronic system to take the appropriate decision, whether by approval or rejection, where acceptance leads to the automatic renewal of the contract at the new value, while rejection means canceling the automatic renewal and considering it a notice of unwillingness to continue.
Ejar pointed out that the application of this service in Riyadh is currently limited to requests to reduce the rental value only, in compliance with the decision to stop the annual increase in rents, reflecting the platform's compliance with laws and regulations governing the market.

These steps come as part of Ejar's efforts to support digital transformation in the real estate sector by providing electronic tools that facilitate contract management, enhance transparency, and reduce disputes between the parties to the rental relationship.
