The the commercial real estate market in the Kingdom of Saudi Arabia saw significant activity during the first half of 2026, with strong levels of transactions and total values recorded.
According to data from the Ministry of Justice’s Real Estate Index, 2,726 commercial real estate transactions were completed during the period, with a total value of 10.588 billion riyals, covering a traded area of 13.591 million square meters.
The Makkah region recorded remarkable performance, leading the real estate market nationwide and accounting for more than 50% of the total transaction value in the commercial real estate sector, confirming its continued economic and investment appeal linked to the volume of residential and service activity there.
Makkah also led all regions in terms of the number and value of real estate transactions, recording 651 transactions worth 5.372 billion riyals, covering an area of 3.457 million square meters, followed by the Riyadh region in second place with 622 transactions valued at 2.647 billion riyals, covering a total area of 1.688 million square meters.
The Eastern Province came in third with 540 transactions worth 1.310 billion riyals, while recording the largest traded area among the regions at 3.561 million square meters. The three major regions (Makkah, Riyadh, and the Eastern Province) accounted for approximately 66.5% of the total commercial transactions executed during the period.
In the remaining regions, the Al-Qassim region recorded 153 transactions worth 157.255 million riyals, covering an area of 1.362 million square meters, while Tabuk recorded 223 transactions worth 244.153 million riyals, followed by Madinah with 174 transactions worth 532.494 million riyals.
The Ha'il region also recorded 124 transactions worth 90.859 million riyals, while the Asir region recorded 93 transactions worth 141.499 million riyals, while the Al-Jawf region recorded 42 transactions worth 29.807 million riyals, despite its large traded area of 2.048 million square meters.
Among the least active regions, the Northern Border region recorded 40 transactions worth 16.588 million riyals, followed by Jazan with 34 transactions worth 35.332 million riyals, then Najran with 28 transactions worth 10.164 million riyals, while Al-Baha came in last with only two transactions totaling 110,000 riyals.
