Real estate deals in Mecca inject 45 billion riyals over 5 months... Purchases are driving the market

The Makkah region continued to solidify its position as one of the Kingdom’s strongest real estate markets in 2026, after recording a value of real estate transactions exceeded 45 billion riyals during the first five months of the year, indicating continued strong activity in the sales and rental sectors, driven by growing demand for housing and investment, as well as the region’s religious and economic significance.

According to data from the General Real Estate Authority, the total value of real estate transactions in Makkah reached approximately 45.05 billion riyals during the period from January to May 2026, with 32.96 billion riyals attributed to real estate sales, while the value of lease contracts exceeded 12.09 billion riyals.
The sales market saw more than 22,300 transactions during the same period, with a value of nearly 33 billion riyals. January ranked first among the months of the year in terms of real estate transaction value, recording deals exceeding 8.9 billion riyals through more than 5,200 sales, while April ranked second with a value of 8.53 billion riyals across more than 5,100 transactions.

In contrast, February recorded a transaction value of 5.66 billion riyals, while the value of real estate transactions in March was approximately 4.97 billion riyals, before settling at 4.9 billion riyals in May—an indication that real estate activity remains at high levels despite monthly fluctuations in trading volume.

As for the rental market, continued to record strong levels of activity, with more than 478,000 lease agreements signed during the first five months of the year, with a total value exceeding 12 billion riyals, reflecting continued demand for residential and commercial units in the region.

January and February accounted for the largest share of the total value of lease agreements, with the value of agreements in each month exceeding 3.2 billion riyals, and more than 112,000 agreements recorded in January and approximately 113,000 in February. In March, the value of contracts fell to approximately 2 billion riyals, coinciding with the execution of more than 66,000 contracts, before the number of contracts rose again in April to nearly 95,000, with a value exceeding 2 billion riyals, while May saw more than 91,000 lease contracts with a value of approximately 1.46 billion riyals.
