The General Real Estate Authority announced a regulation requiring owners of residential properties in Riyadh to notify tenants 365 days before the lease expires if the landlord intends not to renew the lease because they wish to use the property for personal purposes.

The Authority explained that the measure aims to promote stability in the residential rental market by giving tenants sufficient time to make housing arrangements and avoid sudden evictions, while at the same time preserving the landlord’s right to reclaim the property when needed for personal use.
It emphasized that the notice must be submitted one full year before the end of the lease term and must be sent exclusively through the «Ejar» platform, as it is the official platform authorized for documenting leases and related procedures.

The Authority clarified that the regulation applies to residential lease agreements in the city of Riyadh upon the effective date of the governing provisions, provided that its application is limited to cases where the reason for not renewing the contract is the landlord’s personal use of the property.
It noted that the decision is part of the Authority’s efforts to develop the regulatory environment for the rental market, strike a balance between the rights of landlords and tenants, and enhance transparency, thereby helping to reduce rental disputes and support housing stability in the capital.
