Saudi Real Estate Transactions Totaled 23.7 Billion Riyals in June

Data for June 2026 shows growth in real estate transactions, contracts, and permits, with differences between residential and nonresidential sectors.

Data from the General Real Estate Authority for June 2026 showed continued activity in the sales, leasing, and real estate brokerage sectors, with growth in the number of transactions, contracts, and licenses, as well as real estate listings compared to May 2026, along with variations in the performance of certain indicators between the residential and non-residential sectors. The data was based on the Real Estate Registry, the Ministry of Justice, the Ejar Network, and the Real Estate Brokerage Program of the General Real Estate Authority.

First: Real Estate Asset Transactions
Data for June 2026 indicated growth in real estate transaction activity compared to May 2026. The number of residential transactions rose to 19,844, representing a monthly growth of 17% and an annual growth of 18%. The number of non-residential transactions also rose to 2,130, representing a monthly growth of 10% and an annual growth of 21%.
In terms of the value of real estate transactions, the value of residential transactions stabilized at approximately 15.02 billion riyals, with a monthly growth of 6%, while the value of non-residential transactions rose by 24% year-over-year and 2% month-over-month, reaching approximately 8.65 billion riyals.

The average traded area for residential properties was 412 square meters, with virtually no change on a monthly basis and a slight annual increase of 1%, while the average traded area for non-residential properties was 31,119 square meters, marking a monthly increase of 17% despite a year-over-year decline of 13%.
The average value of residential transactions fell to approximately 706,000 riyals, down 1% month-over-month and 7% year-over-year, while the average value of a non-residential transaction fell to approximately 1.89 million riyals, a monthly decline of 11% and a yearly decline of 19%.

Second: The Rental Market
Data on the rental market for June 2026 showed an increase in the number of residential lease contracts to 261,363, representing a monthly growth of 10% and an annual growth of 42%. The number of non-residential lease contracts also rose to 68,995, representing a monthly growth of 13% and an annual growth of 75%.
The number of residential lease transactions rose to 291,401, representing a monthly increase of 10% and a yearly increase of 38%, while the number of non-residential transactions rose to 97,959, representing a monthly increase of 14% and a yearly increase of 72%.
In terms of transaction value, the value of residential lease transactions reached approximately 2.86 billion riyals, marking a monthly increase of 4% despite a year-over-year decline of 22%, while the value of non-residential transactions rose to approximately 5.97 billion riyals, representing a monthly increase of 28% and a yearly increase of 150%.

Third: Residential Real Estate Transactions
Land
The number of land transactions rose to 11,175, representing a monthly increase of 15% and a yearly increase of 16%. The value of transactions reached 7.29 billion riyals, marking a 4% annual increase despite a 2% monthly decline.
The average traded area stabilized at 537 square meters, with a slight annual decline of 1%. The average transaction value rose to 585,000 riyals, marking a monthly increase of 2% despite a year-over-year decline of 5%.

Duplexes
The number of transactions rose to 719, representing a monthly increase of 10% and a yearly increase of 23%. The value of transactions also rose to 804.88 million riyals, marking a monthly increase of 12% and a yearly increase of 17%.
The average traded area was 300 square meters, marking a monthly increase of 2% despite a year-over-year decline of 4%. The average transaction value was 1.117 million riyals, up 1% month-over-month but down 4% year-over-year.

The Floor
The number of transactions rose to 772, representing a monthly increase of 15% and a yearly increase of 52%. The value of transactions also rose to 663.71 million riyals, marking a monthly increase of 10% and a yearly increase of 46%.
The average traded area reached 209 square meters, marking a monthly increase of 4% and a yearly increase of 3%. In contrast, the average transaction value fell to 876,950 riyals, a monthly decline of 4%, despite a 4% annual increase.

Apartments
The number of transactions rose to 4,499, marking a monthly increase of 16%, despite a year-over-year decline of 1%. The value of transactions rose to 2.82 billion riyals, marking a monthly increase of 4%, despite a year-over-year decline of 12%.
The average traded area was 162 square meters, marking a monthly increase of 4% but a year-over-year decline of 1%. The average transaction value also fell to 639,820 riyals, marking a monthly decline of 3% and a year-over-year decline of 10%.

Villas
The number of transactions rose to 1,793, representing a monthly increase of 13% and a yearly increase of 37%. The value of transactions also rose to 2.28 billion riyals, marking a monthly increase of 8%, despite a year-over-year decline of 3%.
The average traded area reached 458 square meters, marking a monthly increase of 3% and a yearly increase of 11%. Meanwhile, the average transaction value fell to 1.303 million riyals, a monthly decline of 4% and a yearly decline of 22%.

Other Real Estate
The number of transactions rose to 886, representing a monthly increase of 76% and a yearly increase of 252%. The value of transactions also rose to 1.16 billion riyals, marking a monthly increase of 1,14%, despite a year-over-year decline of 14%.
The average traded area was 255 square meters, down 27% month-over-month and 36% year-over-year, while the average transaction value was 727,730 riyals, down 8% month-over-month and 34% year-over-year.

Fourth: Regions with the Highest Real Estate Sales Activity
The Riyadh region led in the number of real estate transactions in June 2026 with 5,437 transactions, accounting for 24.74% of the total transactions. The Makkah region came in second with 4,870 transactions, accounting for 22.16%, followed by the Eastern Province with 3,504 transactions, accounting for 15.95%.

The Al-Qassim region recorded 1,829 transactions, accounting for 8.32%, and the Asir region recorded 1,389 transactions, accounting for 6.32%.
The total number of transactions across the five regions reached approximately 17,029, representing 77.50% of the total real estate transactions during June 2026.
In terms of value, the Riyadh region led with transactions totaling 8.04 billion riyals, representing 33.97% of the total value, followed by the Makkah region with a value of 6.45 billion riyals, representing 27.25%, and then the Eastern Province with a value of 3.20 billion riyals, representing 13.53%.
The Asir region recorded a transaction value of 2.75 billion riyals, accounting for 11.63%, while the value of transactions in the Madinah region reached 1.12 billion riyals, accounting for 4.72%.
The total value of transactions across the five regions reached approximately 21.56 billion riyals, representing 91.10% of the total value of real estate transactions during June 2026.

Fifth: Regions with the Highest Rental Activity
The Riyadh region led in the number of rental transactions during June 2026 with 127,804 transactions, representing 32.82% of the total. Makkah came in second with 104,767 transactions, accounting for 26.91%, followed by the Eastern Province with 61,397 transactions, accounting for 15.77%.
Medina recorded 24,309 transactions, accounting for 6.24%, and Asir recorded 17,595 transactions, accounting for 4.52%.
The total number of lease transactions across the five regions reached 335,872, representing 86.26% of the total lease transactions.
In terms of value, Riyadh led with 3.79 billion riyals, representing 42.95% of the total, followed by Makkah with 2.51 billion riyals, accounting for 28.43%, then the Eastern Province with a value of 1.10 billion riyals, accounting for 12.47%.

The value of lease transactions in Madinah reached 496.02 million riyals, accounting for 5.62%, and in Asir, 242.75 million riyals, accounting for 2.75%.
The total value of lease transactions across the five regions reached 8.15 billion riyals, representing 92.22% of the total value of lease transactions during June 2026.

Sixth: Real Estate Brokerage Licenses and Activities
Property management activity recorded 167 licenses in June 2026, representing a monthly growth of 20% and an annual growth of 45%, while the number of facility management licenses reached 24, with a monthly growth of 14% and an annual growth of 33%.
In real estate brokerage and marketing, the number of individual licenses rose to 5,533, with a monthly growth of 6% and an annual growth of 55%, while the number of business licenses rose to 2,084, with a monthly growth of 30% and an annual growth of 41%.
In the real estate consulting and analysis sector, the number of individual licenses reached 10, representing a monthly growth of 11%, despite a year-over-year decline of 38%, while the number of business licenses fell to one, representing a monthly decline of 80% and an annual decline of 86%.
In the real estate auction sector, the number of licenses for establishments rose to 89, representing a monthly growth of 51% and an annual growth of 154%.

Seventh: Real Estate Brokerage Contracts
The number of sales brokerage contracts for individuals reached 340, marking a monthly decline of 10% but an annual increase of 30%, while contracts for commercial properties fell to 319, marking a monthly decline of 17% and an annual increase of 7%.
In rental brokerage, the number of contracts for individuals rose to 274, representing a monthly increase of 23% and a yearly increase of 11%, while contracts for businesses rose to 303, marking a monthly increase of 20% despite a year-over-year decline of 3%.
As for marketing brokerage contracts, those for individuals rose to 1,885 contracts, representing a monthly increase of 11% and a yearly increase of 16%, while contracts for businesses fell to 10,256, a monthly decline of 14% but a yearly increase of 3%.

In marketing and sales brokerage, the number of contracts for individuals reached 6,386, marking a monthly decline of 11% but an annual increase of 46%, while contracts for businesses fell to 8,956, a monthly decrease of 12% and an annual increase of 21%.
The number of marketing and leasing brokerage contracts for individuals rose to 3,502, representing a monthly increase of 2% and a yearly increase of 15%, while contracts for commercial properties fell to 9,327, a monthly decline of 2% but a year-over-year increase of 12%.
In auction activity, the number of contracts for commercial properties rose to 331, representing a monthly increase of 41% and a yearly increase of 26%.
As for other contracts (tenant, buyer, consulting), individual contracts fell to 313, a monthly decline of 33% but a yearly increase of 9%, while commercial contracts fell to 758, marking a monthly decline of 10% and a yearly increase of 40%.

Eighth: Real Estate Listings
The number of sale listings in June 2026 rose to 21,567, representing a monthly increase of 8% and a yearly increase of 30%. The number of rental listings also rose to 20,648, representing a monthly increase of 20% and a yearly increase of 22%.
