The company Al-Masar Sports Development Company announced yesterday the signing of contracts to award a real estate investment fund to Al-Jazira Capital and Rukaz Real Estate, with a total value exceeding 700 million riyals, with the aim of developing key assets within the Al-Wadi destination.
Development of a Hotel in the Hatin Neighborhood
The fund will be allocated to the development of a 5-star hotel within the Al-Wadi destination in the Hatin neighborhood, in partnership with Al-Jazira Capital as the fund manager, and Rukaz Real Estate as the developer and one of the investors, on a land area of approximately 13,500 square meters, with a total built-up area of approximately 34,400 square meters, thereby contributing to the enhancement of the hospitality and lifestyle sectors within the project.
The fund embodies the Sports Path model in partnership with the private sector to develop assets and facilities across its various destinations, and supports the objectives of Saudi Vision 2030 and the Quality of Life Program by improving quality of life, creating high-quality investment opportunities, and promoting the development of a more dynamic and interconnected integrated urban environment.
Al-Wadi Destination
Al-Wadi Destination is located within the Sports Trail project in the Hatin neighborhood and extends between Suwayd bin Haritha Street to the west and Al-Rab al-Khaly Street to the east. It was designed to provide integrated experiences that combine sports, nature, recreation, hospitality, and community engagement, in line with the project’s urban code —the “Sports Trail Code”—which is derived from the principles of Salmani architecture and reinforces the urban identity of the city of Riyadh.
The fund is an extension of a series of investment agreements launched by the Sports Trail Foundation, following the previous announcement of two real estate investment funds with a total value exceeding 5.5 billion riyals in the Al-Fann and Al-Wadi districts, bringing the total number of funds signed to date to three, with a combined value exceeding 6.2 billion riyals, reflecting Al-Masar Sports Foundation’s commitment to enabling private-sector participation, enhancing the investment environment, and supporting Riyadh’s transformation into one of the world’s most livable cities.
Jane McGovern, CEO of Al-Masar Sports, emphasized that the establishment of the fund represents an important step in advancing the project’s investment and development strategy, and reflects the partners’ confidence in the long-term value of Al-Masar Sports, as well as their shared commitment to developing destinations that improve quality of life, support economic growth, and reinforce Riyadh’s position as one of the world’s best cities to live in.
The Riyadh Sports Trail Project
The Riyadh Sports Trail Project is one of the major projects in the city of Riyadh, and upon completion, it will span more than 135 kilometers through an interconnected network of sports, environmental, and recreational destinations, working to strengthen Riyadh’s position in global rankings to become one of the world’s most livable cities.
The opening of the project’s first phase in February 2025 marked a significant milestone, with the launch of five unique destinations: Wadi Hanifa, Al-Promenade, the Arts Tower, the internal trail at Princess Noura bint Abdulrahman University, and the first phase of Al-Ramal Sports Park, all of which have contributed to enhancing quality of life and connecting western Riyadh with its eastern part.
