As we welcome the new year 2019 with advanced civilized thinking and style in regulations, procedures and technology, we hope that the competent authorities will continue to amend the regulations that may hinder the wheel of production and development and nominate ambitious youth to manage the economy and projects with the help of nationals whom the state has spent millions on their education inside the country.

Fixes of the previous issues and imbalances in construction need boldness in decision-making that lifts us from the accumulated red tape and bureaucracy in some government agencies,

How many projects have been delayed and cost the private sector millions of riyals in losses due to conflicting views between two government agencies,

How many projects have been delayed and cost the private sector millions of riyals in losses?

The Ministry of Housing used to approve residential plans and the developer was surprised by the rejection of the municipalities or secretariats on those plans!

The Itamamam program came to help and solve part of that issue in accelerating the approval of plans in one location and despite the improvement

However, it suffers from poor cooperation from some parties. This causes the stalling of projects that people were counting on a lot.

Projects

Other real estate developers who specialize in building buildings and towers for ownership apartments are a very important segment and need encouragement and support so that they do not exit the market and still face issues of obstruction, delays in transactions and pursuit of fines by municipalities and Municipality representatives for reasons that are not substantive and logical. The Riyadh Municipality must distinguish between activities and establish a classification according to degrees of importance and take into account the risks that could potentially harm citizens and investors, and here the question arises: Was Ijada created by the Riyadh Municipality to exterminate and disrupt growth and investment?

Regulatory works should be categorized by stages and instead of making fines give a warning to fix the defects without disrupting the work on their constructions...

This is, after all, an investment and time is money for them.

We hope that the Ministry of Housing and the Riyadh Municipality will intervene quickly to help this specialized category and include their procedures, transactions and everything related to them within the completion program like other developers and not to forget them, and that (completion) will supervise them and stop unqualified Ajada monitors from being exposed to such huge investments so that the remaining developers do not stop like others and growth and housing construction stops.
