2023: A Year of Optimism in the Real Estate Sector

In just a few days, the real estate sector will welcome the new year 2023, accompanied by many developments that have reshaped the real estate landscape, particularly regarding the activation of the partnership between the public and private sectors,  and following the establishment of specific arrangements for privatization—which is the key challenge facing the private sector as it takes over from government agencies in providing services, operations, and the development of cities and suburbs.

The coming real estate year will find the path paved for continuing to launch high-quality projects that benefit both investors and consumers, especially since major real estate companies have begun selecting developers to complete and construct residential units, The Ministry of Municipal, Rural Affairs, and Housing has emphasized on more than one occasion the importance and feasibility of partnering with the private sector. A closer look reveals that the real estate development process is not competitive but rather participatory and collaborative, even with government regulatory and supervisory bodies. That is why we see numerous facilities that help complete regulatory procedures. At the same time, there are many initiatives aimed at providing liquidity for residential projects. For example, the Real Estate Development Fund has launched an initiative to support real estate development companies through banks. These are fleeting glimpses and passing thoughts that raise our hopes as we welcome the new year, which some experts have described as "one that will be crowded with real estate products," while others have pointed to the affordability of prices, which may be within reach of the target groups.

One reason for optimism about the new year is that the regulatory and legislative environment for the real estate sector is nearing completion, so that distortions in the sector will fade away as the relationship between its participants is defined and clarified, especially since the executive regulations for the real estate brokerage system will come into effect early next year, 2023, At the same time, the General Real Estate Authority has emphasized monitoring real estate advertisements, for which regulations have been established to protect consumers from fraud, deception, and confusion, indicating that we are on the right track.

An optimistic economic outlook does not come from sympathy and wishful thinking; but through careful analysis and monitoring of figures and facts. Last week, the value of real estate transactions reached 4.2 billion riyals, and residential sales rose by 30.11%. These are encouraging indicators for welcoming 2023 with such optimism.
