Maintenance Department

Sami Abdulaziz

Machines and equipment are the backbone of production, and in order for the wheel of production to continue spinning without a sudden stop that confuses production plans and causes heavy losses as a result of not fulfilling contracts, factories and companies went towards establishing a special department for maintenance, this advanced thought came after the past few years witnessed a tremendous development in the size of production and industrial units and the steady increase in reliance on machines with modern technology, extreme accuracy and high speed of production. Therefore, administrations and decision-makers found themselves forced to create a maintenance department to avoid sudden breakdowns by following up the condition of machines and equipment and writing reports on the necessary needs to carry out simple maintenance work or change and replace one or more parts that have expired, and the maintenance department makes fixed schedules with specific dates for the maintenance of machines so that they are subject to periodic inspection and avoid expected breakdowns in the future.

Maintenance is basically an engineering work carried out by specialized technicians under the supervision of knowledgeable and competent engineers, however, there must be an administrative aspect in the implementation of maintenance such as (planning - organization - finances - implementation - control).

<Planning: Setting maintenance goals and providing all the supplies, spare parts and parts needed to accomplish these goals in a timely manner.

=Organization: Create an organizational structure for the department, distribute roles and form maintenance teams throughout the working hours.

=Execution: Implementing plans to reach the goals set in the planning phase.

=Finances: Providing the necessary funds for the maintenance process and purchasing the required parts and depositing them in the warehouse.

=Control: Analyzing performance, comparing what has been done with what was targeted and fixing the flaws in the implementation as soon as possible.

Types of maintenance:

Maintenance is divided into several categories, the most important of which are:

Unplanned maintenance:

<It has nothing to do with the maintenance schedule but deals with an emergency circumstance or an accidental incident that happened to the machine that could not have been foreseen and cannot predict the duration or cost of repair.

=Planned maintenance:

Periodic preventive maintenance before failures occur is done to maintain the rhythm and speed of performance and minimize the likelihood of unplanned downtime.

Maintenance is the key to maintaining the rhythm and speed of performance. Maintenance is the key to optimizing performance, extending machine life and product quality.
