The Real Property Registration System one of the most significant legislative developments in the real estate sector in the Kingdom of Saudi Arabia, as it represents a qualitative shift in the method of documenting ownership and real rights, by adopting the property itself as a legal unit to which all rights and transactions are registered.

This system is based on the existence of real estate registry for each property, which formally includes the real estate registry, property data, and geospatial descriptions, in addition to all rights associated with it, whether original, such as ownership, or derivative, such as a mortgage, and this registry serves as proof of ownership.
The General Authority for Real Estate is responsible for organizing and coordinating real estate registration procedures through the platform in accordance with the provisions of the law and its implementing regulations. The real estate registration system aims to achieve a number of legal benefits, most notably: strengthening the protection of real estate ownership, reducing disputes arising from conflicting deeds or inaccurate data, and facilitating real estate transactions such as the sale, mortgage, or inheritance of property. It also contributes to increasing confidence in the real estate market.

Real estate registration is mandatory for all properties, whether residential, commercial, industrial, or agricultural.
Once the General Real Estate Authority announces the area subject to registration, anyone with an interest in the designated area must initiate registration through the Authority’s electronic platform and is required to complete registration within ninety days. Failure to register within the aforementioned period will result in a fine of one hundred thousand Saudi riyals for the property owner.

Real estate registration serves as a fundamental pillar, acting as a modern legal document to support the stability of legal rights arising from the real estate sector and to achieve the public interest by safeguarding real estate rights.
