Mortgage financing provided by banks to individuals rose to 5.9 billion riyals last July

Despite an annual decline of 8.5%, new residential financing for individuals rose by 3% on a monthly basis, with villas dominating the market and the number of contracts rising to 9,620.

Total new residential mortgage financing for individuals rose by 3% in July, reaching 5.9 billion riyals, compared to 5.7 billion riyals in June 2026, according to the monthly statistical bulletin issued by the Saudi Central Bank «SAMA.» On a year-over-year basis, new residential mortgage financing for individuals declined by 8.5% in July 2026, compared to 6.4 billion riyals in July of last year.

Villas Account for the Largest Share
The villa sector continued to lead new residential mortgage financing in July, accounting for 63% of total financing, with a value of 3.7 billion riyals. Villa financing recorded a monthly increase of 2% compared to 3.6 billion riyals in June, while it declined by 9.8% on a year-over-year basis, compared to 4 billion riyals in July of last year.

1.8 billion riyals in financing for apartments
The apartment sector ranked second in terms of financing volume, accounting for 31% of the total in July, with a value of 1.8 billion riyals.
Financing for apartments rose by 5.7% on a month-over-month basis, compared to 1.7 billion riyals in June 2026, while it declined by 5.2% year-over-year, compared to 1.9 billion riyals in July of last year.

335 million riyals in land financing
The land sector accounted for approximately 5.7% of total new residential real estate financing in July, amounting to 335 million riyals.
Land financing recorded a monthly increase of 1.8%, compared to 341 million riyals last June, while it declined by 9.7% year-over-year, compared to 371 million riyals in the same month last year.

Rise in the Number of Financing Contracts
In parallel with financing activity, the total number of real estate financing contracts rose in July to 9,620, compared to 8,834 in June 2026.
The number of contracts registered in July also exceeded the level recorded during the same month last year, which stood at 8,575 contracts.
