Fencing off vacant land

<Starting from the beginning of the new year 2022, the Ministry of Municipal and Rural Affairs and Housing will start requiring owners of vacant lands to fence them with standardized specifications, as part of the initiatives led by the competent authorities to address visual distortions.Net.sa/32291/" data-type="post" data-id="32291">Visual distortions which is not worthy of large and civilized cities that are monitored by the eyes of the world, and measure the civilization of man and the extent of his use of his resources.
This decision or approach, which will be initially applied in five cities (Riyadh, Makkah, Medina, Dammam and Jeddah), targets vacant lands that are located on main roads with high traffic density, and may take an economic character as an added value by exploiting them in advertising and promotion, and at the same time the negative aspects that make them a dumping ground for waste, childish writings and random real estate advertisements that still gnaw like weevils in the real estate sector will disappear.<From another economic angle, we find that a large percentage of the lands to which the decision applies are primarily commercial, and have their market value as land for investment in construction and building, and prices will inevitably rise by adding the costs of commitment to fencing according to the specifications set by the Ministry, and if sold, the buyer will bear all these costs in addition to the cost of demolishing the fencing and transporting the rubble, these additional bills These additional bills that will occur on the value of the land before building and developing it will be a financial burden on the value of buying the land, which will make the owners choose between complying with the decision or selling quickly, or building the land and starting their delayed project, so we expect that if the owners resort to exiting their space lands, prices will drop for forced sale, otherwise we will witness a different market in the case of fencing, then selling, then demolishing and then building.
We hope that the ministry, through the state's orientation in increasing the green area in cities, will add in the specifications for fencing (green belt) Especially since the Riyadh Green Initiative has allocated 7.5 million trees in its strategy, this green approach has a low cost and great aesthetic value, will not be affected by construction, and will preserve the ecosystem by pumping life-giving oxygen.
