Reading the Saudi Building Code
Riyadh al-Turki
The issuance of the Saudi Building Code represents a huge leap in the Saudi codification system in general and in Saudi architecture system in particular and is a real indication that the Kingdom is making great strides towards modern civilization.
<The first article of the Saudi Building Code Law defines the code as (the set of requirements and requirements and the subsequent executive regulations and annexes related to building and construction; to ensure public safety and health), and the second article of the code regulation states that (the code aims to establish the minimum requirements and requirements that achieve public safety and health through the durability, stability and stability of buildings and facilities, facilitate access to them, provide a healthy environment, adequate lighting and ventilation, rationalize water and energy and protect lives and property from fire hazards, earthquakes and other hazards associated with buildings).
From this it is clear that the goal of the code system and its regulation is to ensure the safety and durability of buildings, free from minor and dangerous violations. Article 2 of the system stipulates that the code applies to all construction work in the public and private sectors, including building design, implementation, operation, maintenance and modification, and also applies to existing buildings in the event of restoration, change of use, expansion or modification. From here, we realize that the use of standard building materials that ensure the safety, stability and stability of the building has become legally binding.
We realize this through the text of Article 8, which states: "The designer supervising the execution of the building, and the executor, shall be jointly responsible for compensating the owner for the total or partial destruction of the building during a certain period of time, and for every defect that threatens the durability and safety of the building, including hidden defects."
There is no doubt that the use of standard building materials that ensure the safety, stability and stability of the building has become mandatory. There is no doubt that these provisions of the code system push stakeholders to use standardized materials with specific specifications, which means that the demand for these materials will increase significantly.
The first step in creating a strong, long-lasting building is the choice of building materials. Good design can only be achieved by using high-quality materials, so materials are the key to a well-performing building, and the quality of construction depends heavily on the materials used, it is the nature of things that good materials used in the manufacture of a particular material will result in a well-made product.
When standard materials are used, the demand for these materials will increase significantly. <When the use of standardized materials in construction is mandated by law, this directly means that the demand for these standardized materials will be high, and the high demand for a particular product means that the price of this product will rise, and therefore everything that goes into making this product will rise in price. For example, if the use of high-quality cement is required, the demand for this type will rise and lead to higher construction costs, which ultimately leads to higher real estate prices.
For example, if the use of high-quality cement is required, the demand for this type of cement will rise.
