The Real Estate Exchange a revolution in real estate technology—and how could it not be, given that it handles trillions in real estate wealth on the scale of our beloved kingdom? In past years, we could never have imagined that all our real estate transactions would be consolidated on a single platform, including the most important stage: the buying and selling of real estate. From your smartphone or personal computer—whether at home or at work—and every day of the year, including holidays and festivals, you can buy and sell through the Real Estate Exchange.

I, along with a number of other followers, have been following the Real Estate Exchange since its launch. Like any major real estate technology initiative, it has gone through various stages of development over the past few years and has made remarkable strides. Certainly, there is still room for further development, and—praise be to God—we are grateful to the entities overseeing this initiative, including the Ministry of Justice, the General Real Estate Authority, and other relevant bodies. It remains our responsibility, as users of this platform, to raise awareness and ensure it is used correctly and transparently, and to cooperate with the relevant authorities regarding any issues we may encounter, because the Real Estate Exchange now serves as a personal advisor before making a real estate decision. Among the most notable of these observations are the following:

1- It is important to have a sufficient understanding of this technology and the necessary knowledge to make any selection on the exchange, as an incorrect choice may result in delays and lengthy reviews—particularly regarding the transfer of the property’s purchase price. It is also advisable to stay updated on the exchange’s developments, as it is still undergoing updates.

2- Be wary of those who select specific deals from the exchange for personal gain and publicize them on social media; these deals may contain inaccuracies or errors from the source. and these issues are well-known to those in the real estate industry but may be unknown to those unfamiliar with the sector—whether the deals are priced above or below market value to achieve personal goals.

3- Some exchange users list their properties at prices several times higher than the market rate. This behavior is not beneficial even to them personally and indicates a lack of seriousness; others may avoid dealing with them in the future, especially since the exchange displays the property owner’s full name to those searching for information on that property—a detail that some property listers may overlook.
