The General Authority for Statistics revealed In its April 2025 data, the General Authority for Statistics</revealed notable price movements in both construction materials and temporary accommodation services, amid price fluctuations that reflect the challenges facing markets in terms of supply, demand, and supply chains.
In the construction materials sector, 31 construction commodities recorded price increases compared to the same month in 2024, while 7 other commodities declined by varying percentages. As for temporary accommodations, prices for furnished apartments rose by more than 5%, while the cost of hotel stays fell by more than 10% during the same period.
Rising prices for sand and cables, falling prices for steel and gypsum
Red sand topped the list of commodities with the highest price increases, rising by more than 24%, followed by fine white sand at 21%, while some electrical materials, such as cables and wires, saw increases ranging from 6% to 7%, which may affect real estate project costs in the coming period.

Temporary Accommodation Services: Apartments Rise, Hotels Fall
With regard to temporary accommodation services, the data showed a 5.10%, with the average rent reaching approximately 316.53 riyals in April 2025 compared to 301.17 riyals in the same month of the previous year.
As for hotel stays, prices fell significantly by 10.67%, with the average rate falling from 603.96 riyals in April 2024 to 539.50 riyals in April 2025, which may enhance the appeal of hotel stays given the competition and variety of options.
This price disparity reflects the complexity of the factors influencing the Saudi market, whether in the construction or hospitality sectors. On the one hand, rising material prices contribute to higher construction costs; on the other hand, lower hotel rates may ease the financial burden on travelers and tourists and boost tourism activity in the Kingdom.
