Sustainability is defined by the Brundtland Commission of the United Nations as meeting the needs of the present without compromising the ability of future generations to meet their own needs. This concept is achieved by achieving a balance between environmental, economic and social dimensions to ensure that environmental and natural resources remain intact for future generations, God willing, by reducing environmental pollution, rationalizing consumption and preserving natural resources.

The concept of sustainability has become a necessity and a criterion for economic development and it can certainly be applied to real estate and many real estate development companies have started to use it and market their projects as contributing to environmental sustainability, and for a wider vision of the application of the concept of sustainability to real estate we can say that there are many ways to implement this concept on buildings and real estate projects whether they are new projects or rehabilitation of old buildings too! <Perhaps what is known as green building materials is one of the ways to make the property a sustainable building, for example the use of renewable energy systems in buildings such as solar energy, wind energy or hybrid systems that include electricity and photovoltaic energy as well as energy-saving systems and minimizing carbon emissions in the atmosphere and its impact on the climate! <Real estate development that takes into account the environmental sustainability aspects of the use of green materials reduces the operational costs of the property in the future, which increases its market value, especially with the use of this approach from the planning of the project until its completion and operation. Perhaps the adoption of the National Committee for the Saudi Building Code and the Saudi Center for Energy Efficiency guidelines for energy efficiency schemes for residential buildings will certainly contribute to achieving this real estate sustainability by encouraging less energy use and reducing harmful emissions as well as increasing the market value of buildings with high ratings in the energy efficiency scale of buildings.
