The the real estate market in Madinah continues to solidify its position as one of the most active markets in the Kingdom, with sustained demand for home ownership and investment, alongside strong momentum in the rental market. During the first five months of 2026, the market recorded transactions exceeding 7.57 billion riyals, driven by higher sales values and sustained strong rental activity.
Real Estate Sales Lead the Way
Data revealed General Real Estate Authority that the total real estate transactions in Madinah during the period from January through the end of May 2026 exceeded 7.57 billion riyals, distributed among real estate purchases and lease agreements.
The data showed that real estate sales accounted for the largest share of the total transaction value, while the rental market saw significant activity in terms of the number of contracts signed, reflecting continued demand for residential, commercial, and service units in the city.
Rentals Record More Than 105,000 Transactions
The rental market in Madinah saw remarkable activity during the first five months of the year, with 105,654 rental transactions completed, totaling 2.429 billion riyals.
The market got off to a strong start, with January recording 25,664 rental transactions, worth 634.6 million riyals, before activity increased in terms of value in February, which recorded 24,872 transactions totaling 759.8 million riyals, making it the highest month of the period in terms of rental transaction value.
In March, the number of contracts fell to 14,746, with a value of 381.7 million riyals, while activity rebounded in April in terms of the number of contracts, recording 19,336 transactions worth 366 million riyals.
In May, the number of rental transactions reached 21,036, with a value of 287.4 million riyals—the lowest value for the period— although the number of contracts remained at a high level, indicating continued rental activity despite a decline in the average transaction value compared to the first months of the year.
February: Highest Value in the Rental Market
Data from the General Real Estate Authority shows that February recorded the highest value for rental transactions during the first five months of 2026, reaching nearly 760 million riyals, before values began to decline gradually in March, April, and May. Despite this decline, the market remained active in terms of the number of contracts, continuing to record tens of thousands of transactions monthly, reflecting sustained demand for residential and commercial rentals in Madinah.
Real Estate Sales Exceed 5.14 Billion Riyals
Conversely, real estate purchase transactions accounted for the largest share of total transactions, reaching 5.145 billion riyals during the first five months of 2026.
According to the data, January saw 1,103 sales transactions, worth over 1.068 billion riyals, while February recorded 1,072 transactions totaling 952.8 million riyals.
In March, the number of transactions fell to 747, with a total value of 851.8 million riyals, before the market saw a strong surge in April, when the value of sales rose to 1.394 billion riyals—the highest monthly figure during the period—although data on the number of transactions executed that month was not available.
In May, the market recorded 972 sales transactions worth 877.3 million riyals, continuing to achieve high levels of real estate trading.
Large Transactions Behind April’s Surge
The fact that April recorded the highest monthly sales value, despite the lack of data on the number of transactions, to the likelihood that a number of major real estate transactions or high-value deals were executed, which directly impacted the total value of transactions during the month.
The data also reveals that the values of sales transactions in other months ranged between 851.8 million riyals and 1.068 billion riyals, reflecting relative stability in the volume of liquidity flowing into the real estate purchase market in Madinah.
Homeownership and Investment Continue to Drive the Market
Data from the General Real Estate Authority confirms that the real estate market in Madinah did not rely solely on rental activity, but has also seen continued home ownership and real estate investment, as evidenced by the value of purchase transactions exceeding the five-billion-riyal mark in just five months.
This reflects continued interest among investors and individuals in purchasing real estate, alongside the significant activity in the rental market, thereby enhancing the diversity of activity within the real estate market.
Medina Is the Fourth-Largest Real Estate Market
In terms of regional performance during May 2026, Medina recorded a strong showing among the Kingdom’s real estate markets, ranking fourth in terms of the value of real estate sales transactions.
Sales for the month totaled 877.3 million riyals, representing 3.88% of the total value of real estate transactions recorded nationwide, according to data from the monthly real estate market bulletin issued by the General Real Estate Authority.
Medina also ranked fifth in terms of the number of sales transactions, with 972 real estate transactions accounting for 5.13% of the total sales transactions across the Kingdom.
Leading Position in the Rental Market
In the rental market, Medina continued to achieve leading positions, ranking fourth nationwide in terms of the number of rental transactions during May, with more than 21,000 transactions recorded, accounting for 5.73% of the total rental contracts in the Kingdom.
It also ranked fourth in terms of the value of rental transactions, with a total value exceeding 287.4 million riyals, accounting for 4.70% of the total value of rental transactions recorded in Saudi Arabia during the same month.
