The General Real Estate Authority’s monthly report tracks growth in transactions, sales, and rents, with Riyadh leading the way and the average transaction value declining.

The Saudi real estate market continued to post strong performance in June 2026, driven by rising demand for residential and commercial properties. Data from General Real Estate Authority data showed growth in the number of transactions and transaction values, along with an expansion of rental activity across various regions of the Kingdom. According to the Authority’s monthly report, the number of sales transactions residential real estate rose to 19,844 thousand transactions, an increase of 17% compared to May, and an 18% increase year-over-year, while the number of non-residential real estate transactions reached 2,130 thousand, marking a 10% increase month-over-month and a 21% increase year-over-year.

Value of Residential Transactions
The value of residential transactions also rose to approximately 15.02 billion riyals, an increase of 6% from the previous month, while the value of non-residential real estate transactions reached 8.65 billion riyals, achieving monthly growth of 2% and annual growth of 24%. In terms of property types, apartment sales totaled 4,499 units, up 16% compared to May, while villa sales rose to 1,793, marking a 13% increase month-over-month and a 37% increase compared to the same month last year.
Residential land continued to account for the largest share of market activity, with 11,175 transactions, an increase of 15% month-over-month and 16% year-over-year, while the value of transactions reached 7.29 billion riyals.

Rise in the Number of Residential Lease Contracts
Activity extended to the rental market, with the number of residential lease contracts rising to 261,363, an increase of 10% compared to May and 42% year-over-year, Non-residential property lease contracts also rose to 68,995, marking a 13% monthly increase and a 75% year-over-year increase.

Conversely, the data showed a decline in the average transaction value, with the average sale price of a residential unit falling to 706,300 riyals, a decrease of 7% year-over-year, while the average value of a non-residential transaction fell to 1.89 million riyals, a decrease of 19% compared to the same period last year.
The Riyadh region topped the list of the most active regions, accounting for 5,437 sales transactions with a total value of 8.04 billion riyals, representing approximately 34% of the total value of real estate sales in the Kingdom, It also recorded the highest activity in the rental market, with approximately 127,800 leases totaling more than 3.79 billion riyals.
