– Determining the building coverage ratio in accordance with the specifications set by the local authorities responsible for construction.

– Engineering design of the general site, including the number of unit models, their locations on the site, elevations, shared services, streets, and landscaping.

– Prepare maps and engineering drawings for all stages of work, starting with excavation and standard and reinforced concrete foundations, then columns and ceilings, up to maps of electrical, telephone, and HVAC connections, as well as drainage, water, and irrigation networks, and distribute them to the relevant technical departments to begin work as determined by the project manager.

– Determining the start of construction, specific phases, and delivery schedules for unit owners, following review by senior management and the finance department responsible for securing the necessary funds for construction—including raw materials, machinery, and wages for technicians and workers— and after reviewing the delivery schedules with the company’s sales department.

– Provide engineering supervision of the work and ensure compliance with specifications; senior management shall engage an engineering consulting firm to participate in monitoring the work and submit periodic progress reports.

– Contracting with construction companies and suppliers of materials and tools used in all stages of implementation, from excavation through to final finishes.

– Preparing progress reports for contractors detailing the work completed, quantities executed, and the financial value due in accordance with the terms of the bid specifications and the contractor’s approved bid prices; The Engineering Department also follows up with the Finance Department on the disbursement of payments—after review—to ensure that work does not stall or fall behind schedule.

The precision of the work and its completion on schedule are the best evidence of the company’s excellence and the efficiency of its various departments.
