During my university studies, my horizons were opened to the concepts of the private sector, and when I graduated 5 years ago, I became familiar with the real estate reality and was close to it, and with the days I found in front of me the General Authority for Real Estate, which made the real estate environment alive and vibrant with transparency, and regulated, granted licenses and monitored advertisements, I obtained a real estate marketer's license.
My talk here will focus on one of the remarkable real estate projects in the city of Jeddah, the Emaar Jeddah Gate project, which I approached to get to know it and its level of services, owners" satisfaction and comfort with regard to the level of project management and the degree of maintenance.
I noticed that the project does not have an owners' association, and the sale is done without giving deeds, and there are buyers from 5 years ago who were told the deed will be ready soon, and some were told after 6 months and several years have passed and no deeds were issued for their apartments, and some bought there as an investor in the hope of selling.
The big note that residents talk about is the level of maintenance and the flaw in one of the buildings and the presence of water leaks from pipes buried in the ceilings and inside the corridors, causing water to run inside the apartments, causing the paints to peel and affect the drains, delaying the rental or sale of these apartments, not to mention the financial claims for annual maintenance that the management insists on paying, an amount certainly due to Emaar, but the owners also face circumstances, in addition to the service suffering and poor maintenance.
A large and important project like Emaar, its image is shaken by these details, and the management in Dubai must move to develop and reform, correct the obstacles, and seek to develop management, maintenance and public relations, and create close relations with the owners.
