The General Real Estate Authority announced seven areas covered by the real estate registry in the cities of Riyadh, Dammam, and Madinah. This phase includes 368,565 real estate parcels in 48 neighborhoods, with a total area of 910.27 square kilometers across the three cities, starting on December 24, 2023 (corresponding to 11 Jumada al-Akhira 1445 AH). Registration will continue until the end of the day on March 28, 2024 (corresponding to 18 Ramadan 1445 AH).
The neighborhoods were selected according to approved criteria
It confirmed that the selection of neighborhoods was based on approved criteria, and the remaining areas and neighborhoods that will benefit from the Real Estate Registry will be announced in due course, based on readiness.
This phase is the third in the Real Estate Registry’s implementation process and covers seven regions across three cities, with each beneficiary region comprising a number of neighborhoods as follows: Five regions in the city of Riyadh comprising 46 neighborhoods: King Salman, Al-Basateen, Al-Tadamon, Al-Zahir, Al-Risala, Al-Raya, Al-Ula, Al-Mashriq, Al-Khair, Al-Aard, Al-Nargis, Al-Qayrawan, Al-Yasmin, Al-Malqa, Al-Sahafa, Al-Nada, Al-Rabee“, Al-Aqiq, Hattin, Al-Nakhil, Al-Muhammadiyah, King Fahd, Al-Wurood, Al-Rahmaniyah, Al-Ra’id, King Saud University, Al-Mursalat, Al-Maghrazat, Al-Nuzha, King Abdullah, Al-Rawda, Al-Quds, Al-Hamra, Al-Shuhada, Cordoba, Imam Muhammad bin Saud University, Al-Andalus, King Faisal, Granada, Al-Nahda, Al-Khaleej, Seville, Al-Yarmouk, Al-Munsiya, Al-Ma’izila, Al-Qadisiya. The sixth region includes the Al-Sha’la neighborhood in Dammam, and the seventh region includes the Al-Aqool neighborhood in Medina.
The Real Estate Authority clarified that initial property registration in these areas will be available through the electronic real estate registry platform https://rer.sa/rer-services-ar/ or through service centers. It specified that in-person registration requires a title deed issued by the Ministry of Justice with complete information and meeting ownership requirements, a valid ID, and a power of attorney if the applicant is acting as an agent.
Call for Owners to Verify Their Title Deeds
The Authority called on property owners in the areas and neighborhoods covered by the Real Estate Registry to verify their title deeds and ensure they meet the necessary requirements in preparation for the start of registration, Inquiries regarding the necessary procedures and steps can be made by calling the Customer Service Center at 199002.
It is worth noting that the National Company for Real Estate Registration Services (the Real Estate Registry) is responsible for establishing and managing the real estate registry in the Kingdom using geospatial technologies and data through an integrated digital platform that helps enhance transparency and trust in real estate services and data.
In addition to using modern technologies, certified registrars will carry out their fieldwork within the areas covered by the registry starting on the designated date for the commencement of registration, at which time a a ”property number“ and a title deed for each real estate unit.
The new title deed will include the property’s details, descriptions, and condition, as well as the associated rights and obligations and all real estate transactions pertaining to it, linked to geospatial information through surveying and geographic coordinates of the properties, serving as the basis for registering ownership and the associated real estate rights, thereby contributing to the sustainability and strengthening of the real estate sector and its key drivers.
