The General Authority for Real Estate will begin, tomorrow, Sunday, October 25, the registration of real estate for approximately 28,547 real estate parcels in the Riyadh region, as part of a new phase aimed at enhancing the reliability of real estate ownership and developing the database related to real estate. The registration period will continue until the end of Thursday, January 28, 2027, corresponding to 20 Shaban 1448 AH.
Areas and neighborhoods included in the registration
The new phase includes parts of open areas belonging to the municipalities of Al-Aziziyah, Al-Hair and Al-Sulai in the city of Riyadh, in addition to real estate plots in a number of governorates and centers belonging to the region.
The announced sites include parts of Al-Waha neighborhood in Al-Hariq, parts of Al-Nahitiyah village neighborhood and Al-Hayaniyah Al-Qadima neighborhood, in addition to the new industrial neighborhoods, Sharaf and Plan No. 198 in Jalajil, Al-Shifa, Al-Shuruq and Al-Ghuroub neighborhoods in Rawdat Sudair, and part of Al-Yasmin neighborhood in Urwa.
It also includes real estate plots in Al-Artawiyah, within the neighborhoods of Al-Nakheel, Al-Andalus, Al-Masif, Al-Fayha, Al-Rawdah, Al-Khaleej, Al-Wurud, Sultana, Al-Saadah, Al-Ghadir, Al-Nahda, and Al-Faisaliyah, in addition to plots in Al-Jamsh, Al-Qasab, Al-Quwai’iyah, Al-Majma’ah, Al-Ruwaidah, Rumah, Sajir, Dhurma, Afif, and Hawtat Sudair.
The authority confirmed that the selection of the included areas and neighborhoods was based on specific criteria, and that announcements of other targeted areas, governorates, and neighborhoods will continue successively. The inclusion of a neighborhood's name in the announcement does not mean that all properties within it are included; registration is limited to the specific locations and plots identified in the announcement and approved maps.
How does the owner register his property?
Owners can submit their first registration applications through the Real Estate Registry platform or through service centers, provided that the property falls within the announced scope and meets the registration requirements.
The basic requirements include an electronic deed issued by the Ministry of Justice, a valid national identity card or residence permit for individuals, or a valid commercial registration for private establishments. If the application is submitted by an agent, a valid power of attorney is required.
The service steps include logging in via the National Access portal, entering the data of the property to be registered, verifying the accuracy of the geospatial information, then reviewing the application and attaching supporting documents when needed. Details of the service and its requirements can be viewed through the first real estate registration page at the General Authority for Real Estate.
What does the owner receive after registration?
Registration entails issuing a property number and a title deed for each registered real estate unit. The deed includes the property's data, descriptions, condition, and associated rights and obligations, according to the registered information and accurate geospatial data.
The real estate registration system aims to enhance the reliability of ownership data and transparency in real estate transactions, by linking the property to specific data that helps to document its identity and its regulatory and spatial information.
What should the owners do before the deadline expires?
Owners in the covered locations should review the title deeds and ensure that their data is complete, verify the location of the property within the specified range, and prepare the required documents before submitting the application. It is also preferable not to postpone the verification until the last days of the deadline, in order to avoid any delay that may result from a lack of data or the need to complete the documents.
For inquiries about registration procedures, the General Authority for Real Estate has made it possible to contact the customer service center on number 199002, in addition to the official channels and the Real Estate Registry platform.
