Real estate registration period for 5 neighborhoods in Riyadh ends on Thursday

The Authority urges owners of affected neighborhoods to register their properties through the Land Registry platform before the end of the deadline to avoid fines.

the General Real Estate Authority that the deadline for the first in-person registration of real estate in five neighborhoods benefiting from the Real Estate Registry in the city of Riyadh as part of Phase 4, namely: Al-Hada neighborhood, part of Sidra neighborhood, part of Al-Sha’la neighborhood, part of Al-Fursan neighborhood, and Al-Nukhba neighborhood, by the end of tomorrow, Thursday.

The Authority called on property owners within these neighborhoods to promptly register their properties through the Land Registry platform before the registration deadline expires, in order to benefit from services related to real estate transactions and the documentation of all changes affecting the property.

The Authority clarified that the physical registration of real estate enables the issuance of a “property number” and a title deed for each registered real estate unit. The new title deed includes the property’s precise geographic location, owner information, and property descriptions,

its condition, the associated rights and obligations, and all real estate transactions affecting it, thereby serving as the basis for documenting ownership and the resulting real estate rights, which contributes to the sustainability and strengthening of the real estate sector and its key drivers.

The Authority emphasized that failure to register real estate within the period specified in the announcement exposes owners to the financial penalties set forth in the Real Estate Registration System, as determined by a committee specialized in reviewing violations, and that applications for real estate registration will continue to be accepted in all designated areas even after the registration period specified in the announcement expires.

It should be noted that the National Company for Real Estate Registration Services (the Real Estate Registry) is responsible for establishing and managing the real estate registry in the Kingdom using modern technologies and geospatial data through an integrated digital platform that contributes to enhancing transparency and trust in real estate services and data.
