Association of Landlords. From protecting quality to enhancing property value

Abdullah Almoosa

In the midst of the development of residential projects and the high rates of collective ownership, owners« association emerges as one of the most important tools to maintain the quality and sustainability of projects, not just a management entity, but a »safety valve« to ensure the continuity of maintenance, raise the level of cleanliness, maintain facilities, and promote discipline within residential communities.

From quality protection to enhancing property value, the owners» association is one of the most important tools for maintaining the quality and sustainability of projects.

But let's be realistic

Establishing the association is not an easy task, as we face several challenges, most notably poor awareness, lack of interaction from some owners, delayed delivery by some developers, and difficulty in collecting fees, especially in investment projects or those with a high percentage of non-resident owners.

As to the question of whether the association will be able to ensure the continuity of maintenance, raise the level of cleanliness, maintain facilities, and promote discipline in residential communities.

A common question:

When does the developer's responsibility end and the owners" role begins? <Answer: After the handover is completed and the operational period passes, the rudder is transferred to the federation, and from here a new phase begins that requires professional management, financial transparency, and active participation from the owners themselves.

This is where the platform comes in. <The Malak platform is an excellent organizational step that has contributed to legalizing the process, documenting regulations, and regulating the relationship between the parties. But it needs support at the level of implementation and activation with real awareness within residential communities.

However, it needs to be supported at the level of implementation, and activated with real awareness within residential communities.

However, the most important question remains:

Who is responsible for the lack of owner awareness? <The developer didn't shine enough light, the landlord didn't take the initiative, and it's time for each party to play their part.

Finally:

Does the absence of a union affect the value of real estate? <Yes, and strongly; we have seen apartments in projects lacking a federation sold below market price due to poor maintenance and lack of order. Projects governed by active associations are maintaining their quality and even achieving value growth.

My message to developers.

Message to developers and owners:

An owners' association is not an organizational luxury, but an economic and investment necessity that preserves everyone's rights and enhances the value of the property in the long term.
