«Real Estate Brokerage». Confidence Challenges
Dr. Hamoud Al-Faleh
In the real estate market, where numbers intersect with ambitions, trust remains the key to success and the biggest challenges for real estate brokers. Despite the clarity of modern laws and regulations, some owners and traders are still reluctant to recognize the crucial role of the licensed broker, a cultural shift that needs time and effort to take root. The broker is no longer a mere carrier of a contract or transaction, but has become the real guarantee of the fairness of transactions and a strategic link that redefines the relationship between investors and owners.
The real estate sector has witnessed a significant increase in the number of real estate brokers. <The real estate sector has recently witnessed a qualitative shift that was not limited to major projects or infrastructure, but included the brokerage profession itself. Since the adoption of the new brokerage system in 2023, the profession is no longer a random activity governed by relationships, but has become a licensed and qualified profession that guarantees rights and limits manipulation.
Today, brokers are required to obtain an official license, pass training programs, and document contracts electronically through accredited platforms. This was quickly reflected in the market, where more than 96 thousand brokerage contracts were documented in the first quarter of 2025, but there is a need to enhance competencies to keep pace with the growing volume of transactions.
With the adoption of the new brokerage system in 2023, the profession is no longer a random activity governed by relationships, but has become a licensed and qualified profession that guarantees rights and limits manipulation. <The real estate broker is no longer just a bridge between selling and financing, but a key driver of the sector. In the first half of 2025, the market recorded about 216 thousand transactions worth 167 billion riyals. These figures reflect the maturity of investors and the shift in investment patterns towards development opportunities and real demand, away from short-term speculation. Thus, the market has become a more balanced and sustainable investment space. <While the numbers reveal clear successes, the biggest challenge remains in building trust and establishing the recognition of the licensed broker as an essential safeguard for fair and stable transactions. Empowering brokers takes time and a change in the prevailing mindset, to transform their role from mere transaction brokers to professional interfaces that convey the professionalism and credibility of the market.
The real estate broker today embodies a new image of the Saudi market, a market that integrates with the Kingdom's Vision 2030 in building an organized, transparent and sustainable real estate sector, and through its role, balance is achieved between owners and investors, and real estate investment is redefined as a safe and promising space that contributes to promoting economic growth and meets national ambitions.
