The guidelines aim to foster a people-centered urban environment by supporting more connected mobility within the area, enhancing the pedestrian experience, improving the quality of public spaces, integrating land uses, and enhancing green spaces and natural elements, thereby contributing to a more vibrant and comfortable environment and strengthening the area’s urban identity.
The guidelines provide greater development opportunities within the area by increasing floor area ratios and building footprints in accordance with clear regulations and standards, thereby enhancing land use efficiency and improving the quality of development as well as urban and architectural outcomes, and aligns with the area’s status as one of the most important high-density development hubs in the city of Riyadh.
