The “Malak” program has launched the “Deed Update” service, which aims to rectify the status of jointly owned real estate units and issue updated electronic deeds, as part of a series of services recently launched by the program.
The program explained that the “Deed Update” service enables owners of old deeds for jointly owned real estate units to register on the electronic portal, establish an owners“ association, rectify their status, and clarify their ownership percentage of the common areas, It also allows them to elect a president for the association, vote on maintenance fees, and access the community page, following the re-cadastral survey and issuance of electronic deeds.
To use the service, users must register on the ”Malak” platform, enter the old deed number, and attach a copy of it, in addition to agreeing to the re-categorization and accepting the terms and conditions. The first step involves the owner or their authorized representative submitting a request to update the deeds for all real estate units within a single property under shared ownership. after which the accredited engineering office retrieves the deed data and re-surveys the real estate units. Following this, survey reports are issued, and the process concludes with the replacement of the old deed with an electronic deed through the Ministry of Justice.
It is worth noting that the new Malak system came into effect in September 2020, and the program recently launched a number of e-services such as (creating meeting minutes, nominating and voting for a property manager, and directly appointing a property manager), which are intended to contribute to fostering a culture of coexistence and proper utilization by establishing mechanisms and plans to register all jointly owned properties, and leveraging e-services in owners’ associations while continuing to develop and automate them by linking with relevant authorities to facilitate the associations’ operations, in addition to enabling investments in owners’ associations that would alleviate the burden on owners in paying fees by registering these associations and enabling them to conclude transactions and investment activities in accordance with regulations and instructions, and supporting the real estate sector by increasing transparency among owners and enhancing the reliability of transactions conducted within the associations.
