Ejar platform has clarified the mechanism of determining the obligations in the residential contract between the tenant and the lessor in Ejar, and clarified some of the lessor's obligations in the residential lease contract.
Ejar aims to regulate the real estate rental sector in the Kingdom of Saudi Arabia in general, and seeks within its comprehensive vision to work at parallel levels in regulating the various real estate rental sectors in particular, including the residential sector, which includes a large segment of the real estate sector.
Ejar has issued a unified rental contract for the residential sector that serves the parties to the rental process (tenant, lessor, real estate broker); by activating the terms of the contract, defining obligations, characterized by flexibility and smoothness, accelerating and facilitating the procedures of the rental process, achieving the goals of all parties, preserving their rights, and meeting their needs; by providing a set of electronic solutions that contribute to the development of the sector and enhancing confidence in it.
According to an infographic published by the platform on its X social media account, the obligations of the lessor in the residential lease contract include the following:
- Paying for regular maintenance expenses necessary to maintain the rental units.
- Maintenance of the property during the rental period unless the breakdowns are caused by the tenant's misuse.
- Pay any service charges imposed by the competent authorities.
- Maintain the common parts of the property containing the rental units in terms of cleanliness, usability and utilization.
