“Real Estate Authority” detects violations of the provisions of the rental relationship control and initiates legal procedures against violators

Public Authority for Real Estate, during the past period, monitored a number of violations of the provisions of regulating the relationship between landlord and tenant in the city of Riyadh, as part of its continuous monitoring efforts to ensure compliance with real estate regulations and legislation and achieve balance in the rental market.

<The Authority explained that the total number of reports received amounted to (268) reports, and the proof documents were completed for (250) of them, while (18) lessors who violated the legal provisions regulating the rental relationship were monitored, and the legal procedures against them were completed, indicating that the observed violations included raising the rental value in Riyadh, increasing the rent for vacant properties from the value of the last rental contract, and not registering <a href="https://amlak. through the "Ejar“ platform, in addition to refusing to renew or forcing the tenant to evacuate in other than the legal cases specified by the provisions.

<The ”Real Estate Authority“ indicated that it referred (11) real estate brokers to the committee to consider violations of the real estate brokerage system, after it was proven that they carried out transactions that harmed the interests of customers by enabling lessors to commit these violations, based on the provisions of the real estate brokerage system and its executive regulations, stressing that all violations are followed up according to the approved statutory procedures, and that it continues to monitor the real estate market and monitor violating behaviors, in integration with the relevant authorities, to ensure full compliance with real estate regulations and legislation and promote justice and transparency in real estate transactions.

The Authority called on landlords, tenants and real estate brokers to abide by the statutory provisions governing the rental relationship and document all contracts through the ”Ejar“ platform, stressing that these efforts come within the framework of protecting rights, raising the level of reliability in the real estate market and achieving balance and price stability.
