<The Ministry of Defense and Aviation's 83 million m2 grant land in Hail has been directed to be emptied in favor of the Ministry of Housing, making it the largest residential schemes at the level of the Kingdom's regions obtained by the Ministry of Housing.
This was confirmed to Okaz by the Undersecretary of the Ministry of Housing for Technical Affairs, Dr. Abdulaziz Al-Omar. The grant targets the construction of 70,000 housing units for the people of Hail.
The announcement comes after the intervention of higher authorities that resolved the dispute between the Ministries of Municipalities and Housing over the file of the grant of Prince Sultan, may God rest his soul, to the people of Hail in 2006, where the municipalities decided to grant housing 34 thousand residential plots according to the plan approved by the Ministry of Municipalities, but Housing rejected the plan approved by the municipalities, which allocated an industrial part, which is near the Hail Economic City, another part for investment, and part for grants.

Housing justified its rejection by stating that it could utilize this land to build more than 70,000 housing units. This area would eliminate the issue of providing adequate housing for citizens living in the area. Housing insisted on the site and that studies confirm the suitability of the site for housing in all aspects that the ministry relies on in its projects, while the municipalities emphasized that the site is not suitable for housing projects, as the Ministry of Housing will only implement its projects on a suitable site.
The Ministry of Defense and Aviation land grant provided 34,000 residential plots, according to the plan approved by the Ministry of Municipalities, on industrial, commercial, logistics and residential lands, but the Ministry of Housing will re-plan it and delete industrial, commercial and logistics lands, to be 100 percent residential.
A number of real estate professionals in the Hail region expected that the coming period will witness a sharp drop in real estate prices. A number of them and the owners of real estate offices tended to dispose of as many residential lands as possible after the directive to speed up the procedures for emptying the grant of Prince Sultan bin Abdulaziz - may God have mercy on him - as the executive and field steps of the Ministry of Housing have caused great concern for real estate dealers who are trying to get out of residential lands with minimal losses after citizens suffer from the crazy deals witnessed by the real estate market in Hail over the past ten years.
