For many years, the most important factor in evaluating any property was its geographic location, to the point where the famous saying in the real estate sector became: «Location, location, location.» However, with the transformations currently taking place in the Saudi real estate market, this principle is no longer sufficient to explain rising property values or buyers" preference for one area over another.
Urban expansion, the development of transportation networks, and the launch of major projects, along with changing lifestyles, have redefined the concept of the »ideal location." Proximity to the city center is no longer the sole criterion; rather, quality of life, surrounding amenities, and ease of transportation have become equally important factors in the purchasing decision.

Knight Frank reports indicate that real estate prices in certain Riyadh neighborhoods near new transportation projects and facilities recorded growth rates exceeding 30% during 2025, while other areas experienced more modest growth despite being in locations that were previously among the most in-demand. This reflects the market’s shift from valuing geographic location to valuing the benefits that a location provides.
The Riyadh Metro also played a role in redrawing the map of demand within the capital, as neighborhoods near metro stations have become more attractive to buyers and investors—not only because of easier mobility, but also because of the higher quality of life they offer and reduced dependence on cars, which has been reflected in real estate prices in those areas.
The change has not been limited to infrastructure but has extended to the behavior of buyers themselves. Today, many people are looking for a neighborhood that offers good schools, healthcare facilities, green spaces, and shopping centers, in addition to easy access to workplaces. The question that precedes a purchase decision has become: "How will I live in this neighborhood?" rather than simply "Where is it located?”

Even investors have changed the way they evaluate real estate. Instead of focusing on traditional, high-priced locations, interest has begun to shift toward areas with potential for future growth—supported by government projects or urban development plans—as investment opportunities that offer better long-term returns. In light of the goals of Saudi Vision 2030, which focuses on building more sustainable cities with a higher quality of life, it appears that the concept of the “ideal location” will continue to evolve. Value is no longer measured by distance from the city center, but rather by the integrity of the surrounding environment, the efficiency of the infrastructure, and the area’s ability to attract residents and investments.

Ultimately, it can be said that location remains a fundamental element in real estate, but it is no longer the sole determining factor. Today’s Saudi market favors locations that combine accessibility, quality of life, and future growth opportunities—a trend that reflects a more mature stage in the real estate sector’s development.
