The Ministry of Housing is expected to announce in the coming days a draft unified contract for the relationship between tenants and landlords, which includes 13 articles aimed at guaranteeing the rights of both parties and facilitating investment in it, in order to achieve the public interest.

The contract articles, which will be presented to the public for comment, include six cases for eviction of rented houses, most notably if the tenant is late in paying the rent for 30 days after the landlord's notice to pay, sub-letting the property without the landlord's written consent, using the tenant or allowing others to use the property for illegal or immoral activities, making changes to the residence that jeopardize the safety of the building, using the property for matters contrary to the purpose for which it was rented.

Putting insurance for the owner of the rental property

The Ministry has included an optional clause in the contract that requires the landlord to pay a sum of money in the form of insurance until the tenant moves out of the leased property, while the landlord is obligated to pay for regular maintenance expenses necessary to maintain the housing unit.

Automatic termination of the contract

One of the articles allows for the automatic termination of the contract without the need for a notice, warning or court judgment, if the tenant or lessor violates the terms of the contract, after being warned by the injured party in writing.

The draft standardized contract indicated that the contract is considered lapsed in 4 cases: If the property is found to be dilapidated, if required by government regulations, if the government takes possession of the property, and finally if there are force majeure reasons that are not disputed.
