At every real estate exhibition or investment forum, you’ll find thousands of investors flocking to these platforms, hoping to invest their money in vital projects that offer secure investments and lucrative returns.
Many investors may be wary of doing business with unknown companies or those without a strong market presence, so businesspeople turn to major companies participating in real estate exhibitions and specialized forums, as these companies showcase a wide range of investment opportunities. On the other hand, some companies are seeking non-restrictive sources of financing, since many real estate projects and investments are facing difficulties, in a constant and arduous search for diverse sources of income, even if it is investment financing.
Here, we pose a fundamental question whose answer may lead to the opening of untapped avenues for development. The question boils down to: Why does the liquidity seeking to drive investment not receive adequate support from large companies and government agencies? This could be achieved by establishing pre-designed plans and programs for those seeking to diversify their income sources, as well as for funds set aside by large corporations and banks—rather than the support we seek through the purchase of shares and stakes on the parallel market, which allows liquidity to flow into the veins of major institutions, Rather, it should involve supporting small investors so they can grow their businesses and achieve complete independence in how they manage their funds—especially since the state’s current policy encourages growth-oriented investments and provides incentives for them through the Small and Medium Enterprises Authority.
At the same time, capital flight abroad negatively affects the country’s economic structure. This phenomenon was brought before the Shura Council at the end of last year to study the outflow of 2.65 trillion Saudi riyals from the Kingdom, and here it is incumbent upon the Investment Authority to investigate the causes of this phenomenon, guide Saudi investors toward investing domestically, work to overcome all obstacles, and provide an attractive and encouraging environment for local investment and its localization, Some recent international reports indicate the existence of significant Saudi investments abroad, which warrant research and study—and even the development of strategies and means to recover and localize them—given their impact on national economic growth and the creation of job opportunities for citizens.
All relevant authorities must work to enact regulations governing the return of capital that has fled Saudi Arabia by addressing all the complexities that investors cite as concerns, even though the returns on domestic investment are higher than in some European countries. We hope to soon see bold and flexible decisions that promote the reverse migration of national capital, which is the foundation of development and the cornerstone of a free market economy.
