Unification of building materials specifications
Abdulaziz Al-Issa*
With the implementation of <a style="color: #ff0000;" href="https://sbc.gov.sa/Ar/BuildingCode/Pages/TechnicalEvidence.The Saudi Building Code and the implementation of its requirements, the building and construction sector will witness radical changes in the way of dealing in construction and real estate projects, especially since all those working in the sector and those dealing with it know for sure that total quality is the first requirement of the final consumer. The end consumer of real estate, whether a buyer or a tenant, wants peace of mind through a strong and sturdy property, with appliances and equipment that will not burden them physically and mentally with maintenance and reviews of engineering offices and maintenance workers.
Therefore, to achieve and obtain total quality <a style="color: #ff0000;" href="https://amlak.net.The sustainability of the property must be worked on from early on, starting from planning, design and site selection, through a competent and honest contractor, in addition to buying building materials with the right foundations and high quality, and from well-known companies and brands, so as not to fall into the bad results that result from using non-standard materials that do not withstand the causes of corrosion and cracks due to moisture, heat, stress that may occur in construction, and other crises that appear over time.
This is where insurance comes in. Here comes the role of insurance against hidden defects that appear for buildings, by examining the used building materials and knowing their source and the extent of their conformity to specifications and standards, so that we can erase the technical distortions that accompany building and construction, and eliminate what harms the sustainability of the property that is in the interest of those who live and who paid all their savings to secure their future, so with the efforts made by the official authorities in developing precautions and measures for human safety, we hope that the private sector will be active in providing a laboratory testing service for building materials on the project site to give more confidence to the new building.
All these precautionary measures are available in the private sector. All these precautionary measures, it is true that they increase the price of the cost of construction, and on the surface it is considered an additional bill borne by the buyer, but the truth may be the opposite in the long term, as it preserves the life span of the property, and reduces the chances of maintenance, in addition to the safety that the owner or beneficiary of the building feels, we expect that the efforts between the Saudi Building Code and the Standards and Metrology Authority in standardizing and developing specifications for various constructions."
