The platform clarified that if a tenant is late in paying rent, the owner or landlord has the right to file a “financial enforcement” request to collect what is owed, in accordance with the following:

  • Monthly or periodic payments: The lessor may file a “financial enforcement” request 15 days after the rent is due, provided that the lease term stipulates monthly or periodic rent payments at intervals of less than 180 days.
  • Annual or semi-annual payments: If the lease term stipulates that rent is payable annually or semi-annually, the landlord is entitled to file a “financial enforcement” request 30 days after the rent is due.
