What is a real estate deed? <A real estate deed is an official document issued by the Ministry of Justice, proving the ownership of the property to a specific person or entity. The deed includes detailed information about the property, such as its location, area, boundaries, and surrounding utilities, making it a legal basis for securing ownership. The real estate deed is a necessary condition for the documentation and registration of real estate, and contributes to securing the owner's rights in various real estate transactions.

Steps to inquire about the title deed number using ID number

Citizens and residents in Saudi Arabia can inquire about the real estate deed number through the Ministry of Justice's “Najez” portal, by following the following steps:

  • Visit the Najiz portal website via the link: najiz.sa.
  • Login using your Absher account details.
  • From the main menu, select “E-Services” and then “Real Estate”.
  • Select the “Real Estate Deed Inquiry” option.
  • Enter the National ID number and in some cases may be required to enter additional information such as date of birth.
  • Click on “Query” to display the list of real estate instruments associated with the ID and show their details.

How to update real estate deed data electronically

The real estate system provides the service of Updating Real Estate Deed Data through the Najeez portal, making it easier to maintain the accuracy and integrity of the information related to the property. To update the deed data, the following steps can be followed:

  • Log in to the Najeez portal and log in using your Absher account.
  • From the menu, select "E-Services" then "Real Estate" and select “Update Deeds”.
  • Enter the details of the deed to be updated, such as the deed number and date. Upload the required documents if any, such as an updated map or proof documents.
  • Review the data and submit the request.
  • Follow the status of the request via the Najeez portal and receive notifications of any updates.

How to print the e-instrument

To obtain a printed copy of the real estate deed, the following steps can be followed via the Najeez portal:

  • Log in to the portal.
  • Access “Deeds Management” under “E-Services” in the Real Estate section.
  • Select the required instrument, then view the details.
  • Click on “Download” or “Print” to get an electronic or printed copy.

Conditions for updating the real estate deed

The Ministry of Justice sets a set of conditions to ensure the accuracy and integrity of the process of updating the real estate deed, including:

    • A valid ID card of the owner or legal representative.
    • Presence of the original deed to be updated.
    • Submission of supporting documents for any required changes such as new maps.
    • If updating the instrument through a proxy, the power of attorney must be attached.
    • Submitting the application through the Najeez portal or at one of the Ministry's branches, and may require a review from the competent authorities to verify the validity of the data.
