Prices for real estate in the United Kingdom had a remarkable year in 2024, rising sharply to settle at levels very close to the record high reached in the summer of 2022. Data from the Nationwide Building Society showed that the real estate market ended the year with annual growth of 4.7% in December, compared to 3.7% in November.

On a monthly basis, prices for residential real estate rose by 0.7% in December, bringing the average home price to 269,426 pounds sterling ($337,090). However, prices remain slightly below the record high set in August 2022, which stood at 273,751 pounds.

Expected Volatility in 2025

According to the association’s projections, the upcoming changes to stamp duty this coming spring could lead to a wave of market volatility. Estimates suggest a significant jump in home sales is likely at the start of 2025, followed by a period of relative calm in real estate activity.

Expert Analysis

Robert Gardner, chief economist at Nationwide, commented: "Despite the strong performance of the real estate market over the past year, current prices remain slightly below their all-time high reached in the summer of 2022."

Gardner added that sustained demand, driven by macroeconomic improvements and government stimulus measures, played a major role in this growth.
