A tour of Amlak Real Estate Newspaper reviews:
- Opinions of home seekers about what real estate companies are offering
- The sizes of the new villas offered are too small and do not suit the size of the average and large family
- There is a great waste of space in what is offered
- Developers have overlooked the importance of entertainment
- Attention to the quality of villas does not mean losing buyers, but rather increasing them

<Amlak Real Estate Newspaper made a field trip during the past week to a number of real estate development projects that create residential units and offer them for sale in different neighborhoods in Riyadh, in a desire to know the opinions of the public about these units and their suitability for them. Follow us, dear reader, with this interesting report.
Small sizes
The beginning of our journey was in some of the new plans in the north of Riyadh and we met a number of pioneers of some villas offered for sale, its beginning was with Ibrahim Ahmed Al-Subaie who explained that in the search for the house of a lifetime that will be a haven for him and his four children and his parents and his wife, Al-Subaie explained that during his search last year he found a great dearth of new construction villas that are more than 300 meters, and added that it is difficult to be satisfied with this area when the number of individuals is medium or large especially that the maximum number of bedrooms found is only four rooms which is not enough for his family's need for housing. When asked by Amlak team about his next step, Al-Subaie replied that he decided to buy a residential land within 600 meters and enter the construction cycle in order to guarantee him and his family comfortable housing.
No services
Nasser bin Mohammed Al-Qahtani agrees with Al-Subaie's opinion and also adds that these projects and villas are currently being offered in remote neighborhoods that lack many basic services such as sewage, rain and flood drainage and there are no schools, hospitals or supermarkets next to them, all of which are important in light of the traffic crisis and increasing congestion in Riyadh. He intends to look for a pre-built villa in one of Riyadh's established neighborhoods and buy it and then renovate or reconstruct it to be close to public services.
Kindness to servants
Mrs. Rand bin Abdulaziz Al-Sharif promises that many of these small-sized villas are unreasonably reduced spaces, and one of the most important things that have been reduced is the driver's room, which does not exceed a number of meters with its facilities to the point that the visitor thinks about the possibility of placing a bed for the driver inside it vertically! Ms. Al-Sharif also adds that a number of villas she has visited lack a door between the driver's bathroom and his sleeping place, in an insulting and unforgiving design for this expatriate worker.
Lack of privacy and unwanted services
Engineer Abdullah bin Nasser Al-Hariri believes that some of the villas that used the vertical extension in the structure to increase the total area of the structure of the villas overlooked an important aspect, which is privacy. In a number of villas, it was found that the main bedroom, which was designed to be the third floor (roof), was placed next to or opposite the maid's room, which limits the privacy of the homeowner and his wife. In addition, Engineer Al Kathiri believes that within the framework of marketing villas and setting an attractive factor for them, unnecessary services have been added to a large class of researchers, such as designing a small kitchen on the top floor, placing an electronic elevator, designing a very small swimming pool that barely exceeds several meters, or an external electronic door in light of the lack of space for the external fence to park the car, such services are not needed for many people or are not practical to use and of course waste a large area that could be used to increase the number of rooms or the external area of the garden or hall of the house and increase the costs of selling these villas.

Waste of space
Teacher Samia Al-Youssef found during her tour that a number of designs waste a lot of space, such as making the majlis so large that there is no independent dining room on the ground floor of the house, or the kitchen being too large in a very small house, or an imperfect division in placing two doors dividing the guest room bathroom, all of the above are impractical designs in the present era and in city life where visits are reduced and both parents work and restaurants and delivery services are widespread. In addition to the above, Al-Yousef believes that there is a great focus on the master bedroom unfairly for the rest of the upper floor, which could have been used to increase the area of the remaining rooms or even increase the number of rooms so that we find that the area of this room is very large or has an attached dressing room or a super-sized bathroom compared to the existing space. Stressing the need for designs to be maximally utilized and inviting real estate development companies to search for highly qualified engineers.
Absence of entertainment
Saleh Al-Hariri believes that these houses because of their small size have been focused on building the majority of the floor space while making a small area in the outer courtyard almost enough to be a corridor, while ignoring the recreational aspect for the residents of the house and their need for sufficient space in the wall of the house to be constructed as a garden, children's playground or to put a family session. When Amlak's team suggested moving the entertainment to the roof of the house, he replied that this solution is impractical for him as his privacy will be affected because the roof doors are mostly next to the maid's room and the central air conditioning units are spread in most of the remaining space of the roof of the house, which may endanger him or his children. Hariri suggests that residential development companies create gardens and sidewalks for walking between villa projects to be an attraction for those who do not want to sacrifice the entertainment factor.
Where is the quality? Finally, we met the citizen Imad Al-Baijan, who expressed his annoyance about the quality of the materials and accessories that have been selected and presented, so that he believes that everyone in our time is looking for what is better and in light of the visual society and the development of our society to focus on luxuries and what is beautiful. He explains that he has visited a number of villas that are limited to having a bathtub in their bathrooms and the sanitary ware was not compatible with what is new in the market, and some of them used windows and doors with old models, accessories and floors that are not in line with fashion. When we responded to him that increasing quality means increasing prices from what they are, he replied that an increase of one hundred thousand on the price of a villa that exceeds one and a half million will not greatly affect those who have a desire to buy, on the contrary, he has gained quality.

When we responded to him that increasing quality means increasing prices from what they are.
