Shurais call on the Ministry of Housing to quickly start distributing ready-made housing units

Members of the Shura Council called on the Ministry of Housing to start distributing ready-made housing units urgently. Dr. Abdullah Al-Harbi stressed during the discussion of the annual report of the Ministry of Housing for the fiscal year 1436/1437 AH in the session held by the Council today that the Ministry of Housing has not delivered housing units commensurate with the size of state support and the needs of citizens.

For his part, Member Dr. Saadoun Al-Saadoun pointed out that housing is a dream for every citizen. He called for mega projects to solve this issue, which is exacerbated whenever the ministry delays its projects. He asked: ”Why are banks allowed to control the loans provided to the citizen?".

Shura member Prince Dr. Khaled Al Saud pointed out the mismatch between the allocation of housing units for some cities with high population density and less dense cities. Dr. Mansour Al-Kridis asked about the strategy of the Ministry of Housing to overcome the challenges facing the housing sector and its future in the Kingdom. While Dr. Sultan Al Farah wondered about the difficulty of providing land for the ministry with vast areas in the Kingdom's cities.

Member Abdullah Al-Saadoun pointed out that land grants are sold to traders at a low price, which exposes them to rise after the trader holds them for a long time. Engineer Mohammed Al-Ali emphasized the need for 150,000 housing units annually over the next 30 years. He described the housing report as transparent and praised one of the committee's recommendations which states that direct loans should be provided through the Development Fund.
Dr. Iqbal Drandari asserts that the housing loans assigned to banks are expensive and burdensome, and believes that the ministry should coordinate with the Ministry of Municipal Affairs to guide population expansion. Dr. Samia Bukhari called for giving international real estate development companies the opportunity to contribute to the construction of housing units.
Dr. Fatima Al-Qarni ruled out the existence of any realistic solutions at the Ministry of Housing to solve the housing crisis, saying: ”No achievement is seen from the Ministry of Housing that contributes to reducing the growing demand for housing, and there are no realistic solutions'.

Member Abdulhadi Al-Omari asked to study the orientations of some government agencies that may hinder the performance of the Ministry of Housing. In turn, Abbas Hadi stressed on continuing to provide services through the Ministry and the Real Estate Fund until the current demand for housing is met. He called for finding regulations and legislation that protect the citizen and achieve financial return for the private sector.
