Building Compliance Certificate
The ministry explained that the corrective period for addressing violations related to the issuance of the Building Compliance Certificate expires on February 16, after which it will become mandatory for all buildings located within the roads specified in the interactive map of the certificate of compliance in the “Baladi application”, noting that the procedures manual for the “Building Compliance Certificate” includes 19 violations from which buildings must be free of to issue the certificate.According to the Building Compliance Certificate, the violations include not implementing the side ramp or side access corridor for persons with disabilities, according to the Universal Accessibility Standards Manual, in addition to having separate air conditioning units or electrical, sanitary or mechanical installations visible on the facade of the building overlooking the target street.
The violations also include modifying the use of parking lots. It also includes modifying the use of approved parking spaces in the basement of the building according to the license issued by the Municipality, covering balconies without obtaining the necessary licenses, having deformed barriers - iron or chinko - on the retaining wall or roof, not covering septic tanks with protective and proper covers according to municipal requirements, as well as having sidewalks implemented by the building owner or usufruct owner that are dilapidated or incomplete from the side of the commercial street.
Violations also include the presence of old or dilapidated advertising posters or graffiti, the presence of satellite dishes on balconies or on the facade of the building overlooking the commercial street, cracks, paint damage or “rust” on metal materials with a total area of more than one square meter, or the presence of dilapidated or incomplete fences, awnings or sheds outside the property boundaries.
Violations also include the presence of old or dilapidated advertising posters, graffiti, or satellite dishes on balconies or on the facade of the building overlooking the commercial street, as well as the presence of cracks, paint damage or “rust Violations include placing chimneys on the front of the building and not from the side, or exceeding the height of the building by more than two meters, failure to comply with municipal requirements, the presence of waste and building materials that impede movement on the sidewalk of the building, the presence of billboards for closed shops with invalid or expired licenses, or the presence of iron foundations to install the removed signs.
